| 1. | The proposal would create a two storey outbuilding that would not be in keeping with the character of this locality comprising bungalows of either single storey or chalet form with rooms in the roof. The use of near vertical facades are boxy and create a dominant scale. Furthermore, the proposal does not maintain or enhance the character and appearance of the street scene, its immediate surroundings or the wider townscape, and neither would the annexe be ancillary, and subordinate in scale, to the principal dwelling.
As such the proposal is considered to conflict with the requirements of Adopted Core Strategy Policy CS9 of the Great Yarmouth Local Plan, retained policies HOU18 and BNV18 of the Great Yarmouth Borough-Wide Local Plan, and emergent policies H9 and H10 of the Local Plan Part 2, as well as the aims of the NPPF chapter 12, where proposals should respect the form and scale of their context. |
