1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the revised plan 2163/002 revision A, received by the Local Planning Authority on 6 October 2021. The reason for the condition is :- For the avoidance of doubt.
3.No development shall take place beyond floor-slab / damp proof course level of either the annex or the extension hereby permitted until full and precise details of the materials to be used in the development have been first submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the details approved. The reason for the condition is :- In the interests of visual amenity and to provide an appropriate balance of materials within the development.
4.There shall be no occupation nor use of the annex hereby permitted until the extension to the southwest side of the dwelling has first been completed and made available for use. The reason for the condition is :- In the interests of the satisfactory development of the site and to secure appropriate visual amenity. The development of the Annex feature as a stand-alone element of the design would not be considered acceptable had it not been a part of a wider development, due to not being ancillary in scale and size and appearance to the main dwelling and therefore failing to address policy H10 of the Local Plan Part 2. However, the annex has the effect of balancing and consolidating the overall development when the southeastern extension is considered alongside.
5.The roof windows to the proposed Annex as shown on the plan 2163/002 revision A received 6 October 2021 shall have the lowest glazed part set 1.7m from the internal first floor finished level. The reason for the condition is :- To protect neighbour amenity.
6.The Annex bathroom window shown on the revised plans shall be obscure glazed to a level of obscurity of at least Pilkington Level 5, and this shall be installed before use of the Annex and shall be retained as such thereafter. The reason for the condition is :- To secure neighbour privacy amenity.
7.The annex shall only be used for private domestic use in connection with the dwelling to which it relates. The reason for this condition is:- In the interests of the residential amenities of the occupiers of adjacent property and to prevent over-development of the site.
8.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan and policies H9 and H10 of the emerging Local Plan Part 2.
