| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the revised drawing package received by the Local Planning Authority on 08.12.21, containing drawings referenced:
1955.08.21.3 - Location Plan;
1955.08.21.4 - Proposed Block Plan;
1955.08.21.2 - Elevations;
1955.08.21.1 - Floor plan.

| 3. | No work shall commence until the exact types and colours of the external materials to be used in the development have been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out using the agreed materials.
The reason for the condition is :-
In the interests of the visual amenities of the area as precise details of the materials have not been submitted. |
| 4. | The building hereby approved shall be used either as an annex or as a workroom or hobby room or living accommodation ancillary to the dwelling-house addressed as 20 Conifer Close, Ormesby St Margaret, NR29 3RU only, and shall not at any time be otherwise let out for purposes such as air bed and breakfast or as a holiday let unless expressly permitted by the Local Planning Authority. The annex building shall remain in the same ownership as the host dwelling.
The reason for the condition is :-
To prevent separation into two residences where this would be undesirable and to prevent holiday use where in this relatively compact neighbourhood the traffic generated is considered to have potential harm to amenity of neighbours and the host dwelling. |
| 5. | The hedges alongside the road on the west side of the site fronting Pine Close shall be maintained at a level no lower than the highest point of the new building being constructed and shall be retained thereafter for the lifetime of the development.
Before the annex building hereby approved is installed, further proposals for the enhancement of screening on the parts of the north boundary where the existing neighbour's screening is poor shall be submitted to and approved in writing by the Local Planning Authority. The agreed scheme shall be implemented either prior to the first occupation or use of the building (where that be approved fencing or screening panels) or, in the case of landscaping solution being approved, shall be planted no later than the first planting season following occupation and shall be retained as such thereafter. Any plants which die, become diseased or are removed following planting shall be replaced in the first available growing season thereafter.
In the event that the northern neighbour should ever remove their hedge adjacent to the application site's northern boundary, the hedge on the application site shall be further strengthened with additional planting to the same specification as that agreed in the paragraph above, either immediately or in the first planting season thereafter. Any plants that die shall be replaced in the first available growing season thereafter.
Notwithstanding the foregoing, the annex building is to be removed within 3 months of the hedge ever being removed from the west or north boundaries of the curtilage of number 20 Conifer Close.
The reason for the condition is :-
To retain the screening afforded by the hedge for the benefit of neighbour privacy and the visual amenity of the street-scene. |
