| 1. | The development shall be carried out in accordance with the site location plan edged red received by the Local Planning Authority on 26th August 2021.
The reason for the condition is :-
For the avoidance of doubt. |
| 2. | This permission expires on 30th September 2023 and unless on or before this date application has been made for an extension to the period of permission and such application is approved by the Local Planning Authority the use shall be discontinued and the site shall be cleared and restored to its previous condition by 30th September.
The reason for the condition is:-
In order to retain control over the use of the site which is located in an area designated for redevelopment and in the interest of the amenities of the locality. |
| 3. | The development hereby permitted shall be carried out incorporating the measures to mitigate the risk from flooding set out in the applicant's flood risk assessment received by the Local Planning Authority on 13th September, 2021 Report Ref: 2782/RE/09-21/01 as follows: The tenants/occupiers shall register with the Agency's Flood Warnings Direct and prepare a Business Flood Plan.
The reason for the condition is :-
To ensure that mitigation measures are undertaken as the property is located within an area at risk of flooding. |
| 4. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal is of a temporary nature and meets the requirements of Emerging Policy B1 of the Great Yarmouth Borough-wide Draft Local Plan part 2, whilst the temporary nature of the permission is necessary to protect the long-term interests if the regeneration of the Waterside Area highlighted by Core Strategy policy CS17. |
