1.This permission expires on the 24th September 2024 and unless on or before this date application has been made for an extension to the period of permission and such application is approved by the Local Planning Authority, the two modular units shall be removed from the site and the parking area within the site shall be restored and made available for parking use immediately thereafter. The reason for the condition is:- In order to retain control over the building which is temporary in nature, in the interests of the visual amenities of the locality and to ensure adequate parking provision for the East Coast Hospice when constructed.
2.The two modular units hereby approved shall be located in accordance with the plan (ref: 7732 SL10), received by the Local Planning Authority on the 30th July 2018 as part of planning permission 06/18/0432/F. The reason for the condition is :- For the avoidance of doubt.
3.Any second modular unit to be installed at the site shall not exceed the following dimensions: 9720mm length 3045mm width 2735mm height, and the form and external appearance shall match that of the first modular unit currently installed, unless otherwise first agreed in writing by the Local Planning Authority. The reason for the condition is :- Scale drawings and details of the appearance of the unit have not been provided and the restriction is imposed to ensure that both parts of the development are consistent in the interests of maintaining visual amenity.
4.Notwithstanding the provisions of the Town and Country Planning Use Classes Order 1987 (or any Order revoking or re-enacting that Order) the premises hereby permitted shall be used for office use only unless any alternative use is otherwise first approved in writing through the express grant of planning permission by the Local Planning Authority. The reason for the condition is:- Any other use would need to be assessed in relation to policy and impact.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets with the aims of adopted Local Plan Part 2 policy B1 on the basis of being temporary in nature.
