1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on 07/08/2021: Location Plan received: 07/08/2021 Existing Plans: Drawing No - ST01-P-01 A1 Existing Elevations: Drawing No - ST01-P-01 A1 Proposed Plans: Drawing No - ST01-P-03 A1 Proposed Elevations: Drawing No - ST01-P-04 A1 Existing Roof Plans: Drawing No - ST01-P-05 A1 Proposed Roof Plans: Drawing No - ST01-P-06 A1 Site Plan: Drawing No - ST01-S-01 A1 The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the development shall match those of the existing dwelling as specified on the application form received by the Local Planning Authority on 07/08/2021 The reason for the condition is :- For the avoidance of doubt.
4.Prior to commencement of construction a protective fencing shall be installed around the perimeter of the canopy of the trees protected by Tree Preservation order No.1 and No. 2 1985. For the full duration of construction no plant or materials will be stored or moved over the root protection area and no excavation of the areas subject to the root protection areas shall take place unless express written permission has first been granted by the Local Planning Authority. For the purposes of this condition, for the avoidance of doubt the root protection area is considered to be whichever is the greater of the distance of (1) measuring the trunk diameter at 1.5 metres above ground level, multiplying this distance by 12 and converting the result into a radius centred on the tree, or (2) the distance of the spread of the canopy from the trunk in all directions of all and each protected tree on site, in all directions from the tree trunk. The reason for the condition is :- In the interests of protection of trees subject to tree preservation orders at the property and the visual amenity of the area.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan.
