No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the revised plan (18/229 04 Rev A) received by the Local Planning Authority on the 21st September 2021. The reason for the condition is:- For the avoidance of doubt.
3.No use of the garage hereby approved shall occur until all of the ecological mitigation measures and/or works have been carried out in accordance with the details identified within Section 6 of the Preliminary Ecological Appraisal (Eco-Check, February 2022 received by the Local Planning Authority on the 17th February 2022) in their entirety. The reason for the condition is:- To conserve and enhance Protected and Priority species and allow the Local Planning Authority to discharge its duties under the UK Habitats Regulations, the Wildlife & Countryside Act 1981 as amended and s40 of the NERC Act 2006 and s17 Crime & Disorder Act 1998.
4.No use of the garage hereby approved shall occur until all of the biodiversity enhancement measures outlined in Section 7 of the Preliminary Ecological Appraisal (Eco-check dated February 2022) have been installed / carried out in their entirety. These biodiversity enhancements shall remain thereafter in perpetuity. For the avoidance of doubt the following biodiversity enhancements are required: - 1 x Eco-Roost (32mm) - 1 x Eco-Roost (28mm) - 1 x Eco-Roost house sparrow boxes - 1 x Eco-Roost deep nest boxes for robins - 1 x Eco-Roost Pentagon Bat Box on a building within the site. - 1 x Eco-Roost Kent Box on a building within the site. - 1 x Eco-Roost Bat Brick in gable wall of new garage - Gaps within the existing hedging (H2 & H3) should be supplemented with infill planting. Any new hedge planting will include native species and/or species of known ecological value including hawthorn (Crataegus monogyna), blackthorn (Prunus spinosa), hazel (Corylus avellana), field maple (Acer campestre), beech (Fagus sylvatica) and dogwood (Cornus sanguinea). Any new hedge planting should be double row staggered at 0.5m spacings with spiral guards and supports and maintained until established. - Plant native broad-leaved trees. Suggested species should reflect those in the local area and could include; blackthorn (Prunus spinosa), crab apple (Malus sylvestris sens.str), elder (Sambucus nigra), field maple (Acer campestre), guelder rose (Viburnum opulus), hawthorn, honeysuckle (Lonicera periclymenum), holly (Ilex aquifolium) and English oak (Quercus robur) could be used to provide known benefit to wildlife. - New Planting. Ornamental plants and shrubs to be planted within the garden. Where non-native species are proposed, these should include species of value to wildlife, such as varieties listed on the RHS' 'Plants for Pollinators' database, providing a nectar source for bees and other pollinating insects. The reason for the condition is :- To secure biodiversity enhancements in line with the NPPF.
5.Construction work shall not take place outside the following hours:- 08:00 to 18:00 Mondays 08:00 to 18:00 Tuesdays 08:00 to 18:00 Wednesdays 08:00 to 18:00 Thursdays 08:00 to 18:00 Fridays 08:30 to 13:30 Saturdays and no work shall take place on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property) The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
6.The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing dwelling in accordance with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
7.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the aims of core policies CS09 and CS11 from the adopted Core Strategy.
