No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following revised plans - 1630/1 Rev. A - received by the Local Planning Authority on the 15th October 2021 and with the extraction ventilation details received by the Local Planning Authority on the 23rd February 2022. The reason for the condition is:- For the avoidance of doubt.
3.Within 3 months of this approval, the existing chip board roofing sheets shall be removed in their entirety. Should the roof be replaced then it shall utilise a bitumen flat roof in accordance with the details stated in the application form and secured by condition 4 of this permission. The reason for the condition is:- In the interests of the removing a material temporary in appearance and harmful to the character of the Conservation Area.
4.The materials to be used in the external walls and roof of the rear extensions hereby permitted shall accord with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
5.The premises shall not be open for business outside of the following hours:- 08:30 to 22:30 Mondays 08:30 to 22:30 Tuesdays 08:30 to 22:30 Wednesdays 08:30 to 00:00 Thursdays 08:30 to 00:00 Fridays 08:30 to 00:00 Saturdays 08:30 to 22:30 on Sundays or Bank Holidays. The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
6.No use of the premises as a takeaway shall occur until the agreed ventilation/extraction system has been installed in its entirety. The ventilation system shall remain thereafter in perpetuity. The reason for the condition is :- In the interests of the neighbouring amenity.
7.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the aims of Core Policy CS08 and adopted policy GY6.
8.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
