1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans and details received by the Local Planning Authority on 29 July 2021: Location Plan dated 30/06/2021. Existing and Proposed Block Plans - drawing ref: 001 rev P01. Existing Floor Plan - drawing ref: 002 rev P01. Existing Elevations - drawing ref: 003 rev P01. Proposed Floor Plan - drawing ref: 004 rev P01. Proposed Rear Elevation - drawing ref: 005 rev P01. Proposed Side Elevations - drawing ref: 006 rev P01. The reason for the condition is :- For the avoidance of doubt.
3.The development hereby permitted shall use external facing materials to match the appearance of the main dwelling, which shall be retained as such thereafter. The reason for the condition is :- To ensure an appropriate design in keeping with the surroundings.
4.The Finished Floor Level (FFL) of the extension hereby permitted shall be completed to the same FFL as the existing dwelling. The reason for the condition is :- In the interests of ensuring suitable flood risk protection for occupants.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
