| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development (including materials to be used) shall be carried out in accordance with the application form and approved plans drawing reference:
- Site Location Plan
- Proposed Block Plan, Elevations and Floor Plans - ref 669.1
as received by the Local Planning Authority on 1st July 2021.

| 3. | The Garage and Games Room buildings hereby approved, as shown on approved plan reference: 669.1, shall only be used for private domestic use in connection with adjoining dwelling.
The reason for this condition is:-
In the interests of the residential amenities of the occupiers of adjacent property. |
| 4. | The Games Room hereby approved, as shown on approved plan 669.1, shall not be used as an annexe to the main dwellinghouse nor shall it provide overnight sleeping accommodation.
The reason for the condition is :-
The application has not indicated any form of habitable or sleeping accommodation and the application site is unlikely to meet the criteria for being a suitable annex nor being suitable for use as permanent sleeping accommodation set out in policy H10 of the Local Plan Part 2, nor has the application been appraised against the range of facilities required for such a proposal. |
| 5. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan. |
| 6. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
