1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with plan GP002 received by the Local Planning Authority on the 6th August 2021. The reason for the condition is:- For the avoidance of doubt.
3.The windows on the first floor northern elevation of the extension (labelled as en-suite on plan GP002) shall be fitted with obscure glass to a level equivalent to Pilkington Privacy Level 5 which shall be installed prior to the first occupation of the extension and this obscure glazing shall be retained in perpetuity. The opening of these windows shall at all times be limited to a 45 degree opening from the interior plane. The reason for the condition is:- In the interests of the residential amenities of the occupiers of nearby properties.
4.Construction work shall not take place outside the following hours:- 08:00 to 18:00 Mondays 08:00 to 18:00 Tuesdays 08:00 to 18:00 Wednesdays 08:00 to 18:00 Thursdays 08:00 to 18:00 Fridays 08:30 to 13:30 Saturdays and no work shall take place on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property) The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
5.There shall be no materials stored, access created, or other works undertaken within the root protection area / canopy spread of the protected trees without the prior written approval of the Local Planning Authority. The reason for the condition is :- In the interest of preserving the protected trees.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan.
