| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development hereby permitted shall be carried out in accordance with the submitted application form and drawing numbers SJC P03 revision A received on 8 July 2021 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority.
The reason for the condition is :-
In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan. |
| 3. | No work on the roof shall commence until the exact types and colours of the roofing materials have been submitted to and approved by the Local Planning Authority. The development shall be carried out using the agreed materials.
The reason for the condition is :-
In the interests of the visual amenities of the area as precise details of the materials have not been submitted. |
| 4. | Prior to the first use of the development hereby permitted visibility splays shall be provided in full accordance with the details indicated on the approved plan. The splays shall thereafter be maintained at all times free from any obstruction exceeding 1.05 metres above the level of the adjacent highway carriageway.
The reason for the condition is :-
In the interests of highway safety in accordance with the principles of the NPPF. |
| 5. | Prior to the first use of the development hereby permitted the proposed access,on-site car parking waiting area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and shall be retained thereafter available for that specific use.
The reason for the condition is :-
To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety. |
| 6. | The garage hereby permitted shall only be used for private domestic use in connection with the dwelling to which it relates.
The reason for this condition is:-
In the interests of the residential amenities of the occupiers of adjacent property. |
| 7. | Construction work shall not take place outside the following hours:-
08:00 to 18:00 Monday to Friday.
08:30 to 13:30 Saturday
No work shall take place on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property).

In the interests of the residential amenities of the occupiers of nearby dwellings. |

| 9. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan, Policy CS9 of the Great Yarmouth Local Plan: Core Strategy. |
