1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with drawing number PL01 received by the Local Planning Authority on 29th July, 2001 and drawing number PL02 Rev A (garage) received by the Local Planning Authority on 1st September, 2021. The house exterior materials shall be brick and render walls, the roof tiles shall match existing, and the boundary wall materials shall be brickwork as per the above listed drawings. The reason for the condition is :- For the avoidance of doubt.
3.Any vehicular access gates/bollard/chain/other means of obstruction shall be hung to open inwards, set back, and thereafter retained a minimum distance of 5 metres from the near channel edge of the adjacent carriageway. Any sidewalls/fences/hedges adjacent to the access shall be splayed at an angle of 45 degrees from each of the outside gateposts to the front boundary of the site. The reason for the condition is: - In the interests of highway safety enabling vehicles to safely draw off the highway before the gates/obstruction is opened.
4.No part of the proposed structure (the boundary wall, including its foundations) shall overhang or encroach upon highway land and no gate shall open outwards over the highway. The reason for the condition is: - In the interests of highway safety.
5.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order (2015), or any amendments thereto, the garage accommodation on the site shall be provided with minimum internal dimensions measuring 3 metres x 7 metres, and shall be retained as such. The reason for the condition is: - To minimise the likelihood for on-street parking and thereby safeguard the interest of safety and convenience of road users.
6.Prior to the first occupation/use of the development hereby permitted the proposed access and on-site car parking area shall be laid out, demarcated,levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use. The reason for the condition is: - To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety.
7.NOTES - Please read the following notes carefully:- It is the Applicant's responsibility to clarify the boundary with the public highway. Private structures such as fences, or walls will not be permitted on highway land. The highway boundary may not match the applicant's title plan. 8.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan.
