1.	The proposed change of use to Sui generis (dog care and exercise) would fail to comply with policy CS6(a) of the Great Yarmouth Core Strategy (December 2015) as it is not compatible with the policy requirement to enable the redevelopment and intensification of existing employment sites. Furthermore, it is contrary to the requirements of Policy CS6 (b) in not being a use that would have a satisfactory relationship between the proposed use and the pre-existing neighbouring uses within the safeguarded industrial estate and through not providing evidence of the 18 month marketing exercise required by the policy. As such the application is refused permission.
