| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is:-
Required to be imposed pursuant to Section 18 of the Planning (Listed Building and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the revised information received by the Local Planning Authority on 31 July 2021, where the chimney effective height increase is to be effected by using a taller Hepworth Terracotta plain roll top pot of 900mm height.
The reason for the condition is :-

| 3. | The following requirements shall be adhered to during construction:
(i) Any external repair works to the retained fabric shall match the existing adjacent historic work with regard to the methods, materials, colour, texture and profile, unless first agreed otherwise with the Local Planning Authority.
(ii) Any newly added brickwork shall match the quality of the existing and should be laid in lime mortar only.
(iii) Any repointing shall be carried out in matching lime mortar.
(iv) Flaunching to the pot shall be carried out in hydraulic lime mortar rather than portland cement.
The reason for the condition is:-
To ensure that the used materials and finishes are appropriate for the character and appearance of the Listed building. |
