1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the revised plan 02 Rev B received by the Local Planning Authority on 15 July 2021.
The reason for the condition is :-

3. | There shall be no commencement of development until a scheme for the provision and implementation of flood proofing techniques has first been submitted to, and agreed in writing with the Local Planning Authority. The works shall be constructed and completed in accordance with Department for Communities and Local Government guidance "Improving the Flood Performance of New Buildings Flood Resilient Construction" May 2007.
The reason for the condition is :-
To minimise the damage to property in the event of flooding, in accordance with the recommendation of the flood risk assessment. |
4. | No door/ground floor window shall open outwards over the highway.
The reason for the condition is: -
In the interests of highway safety. |
5. | There shall be no use of the development hereby permitted until the existing vehicular dropped kerb access has first been permanently closed, and the footway/highway verge has been reinstated in accordance with a detailed scheme to be agreed with the Local Planning Authority, concurrently with the bringing into use of the new access.

6. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the requirements of Policies BNV18 and EMP18 of the adopted Great Yarmouth Borough-wide Local Plan and of Policies CS06 and CS07 of the Great Yarmouth Borough Core Strategy |
7. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
8. | This development involves works within the public highway that can only be carried out by Norfolk County Council as Highway Authority unless otherwise agreed in writing.
It is an OFFENCE to carry out any works within the Public Highway, which includes a Public Right of Way, without the permission of the Highway Authority. Please note that it is the Applicants' responsibility to ensure that,in addition to planning permission, any necessary consents or approvals under the Highways Act 1980 and the New Roads and Street Works Act 1991 are also obtained from the County Council.
