1. | The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the site location plan and Drawing Number 1606/1 received by the Local Planning Authority on 24th June 2021. The exterior materials shall be walls - red face brickwork and roof- fibreglass or similar flat roof. The development shall be constructed with a finished floor level no less than that of the existing house and shall include floor protection measures where possible and feasible. The reason for the condition is :- For the avoidance of doubt and in the interests of safety from flood risk. |
3. | REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan. |
4. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
