1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the following plans and drawings:
Location Plan received by the Local Planning Authority on 11/06/2021.
Revised Plan ref - 2601.01 received by the Local Planning Authority on 27/07/2021.

3. | The driveway length in front of the garage shall be a minimum of 5.0 metres as measured from the outside face of the garage door(s) to the nearside carriageway edge.
The reason for the condition is:-
To ensure parked vehicles do not overhang the adjoining public highway, thereby adversely affecting highway users. |
4. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order (2015), or any amendments thereof, the garage accommodation on the site shall be provided with minimum internal dimensions measuring 3 metres x 7 metres.

To minimise the likelihood for on-street parking and thereby safeguard the interest of safety and convenience of road users. |
5. | The materials used in the development shall match those of the existing dwelling as specified on the application form received by the Local Planning Authority on 11/06/2021.

For the avoidance of doubt. |
6. | Notwithstanding the plans as noted in condition 2. the garage must provide an opening for the roller shutter door of at least 2.5m when measured between the supporting pillars to allow for motor vehicle parking to be achieved.
The reason for the condition is :-
In the interests of highway safety. |
7. | The garage as referred to on the approved plans shall only be used for the storage of motor vehicles in association with the attached dwelling.

8. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan. |
9. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
