| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the plans 17677-001, 002, 005, and 006 received by the Local Planning Authority on 22 June 2021.
The reason for the condition is :- For the avoidance of doubt. |
| 3. | The development hereby permitted shall be carried out incorporating the measures to mitigate the risk from flooding set out in the Delta-Simons Project No. 21-0938.02 flood risk assessment issued: June 2021 and the Flood Warnings and Evacuation measures outlined at paragraph 4.6.6. These measure and procedures shall be in place and made operational prior to the commencement of the use hereby permitted.
The reason for the condition is :- To ensure that mitigation measures are undertaken as the property is located within an area at risk of flooding. |
| 4. | No heavy goods vehicles shall visit the site for any purpose between the hours of 21.30 on any day and 07.30 on the following day.
Access to the site during the overnight hours stated above shall be limited to vehicles falling within the definition of Private Light Goods in the Road Traffic Acts and or being under 3500kg weight.
The reason for the condition is :- To prevent loss of amenity for residential neighbours from noise. |
