1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 02/06/2021: Location Plan rec: 02/06/2021 Existing Plans and elevations ref: Dwg 01 Revised plans received on 09/09/2021 ref: Dwg 05 The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the development shall match those of the existing dwelling as specified on the revised plan ref Dgw: 05 received by the Local Planning Authority on 09/09/2021 The reason for the condition is :- For the avoidance of doubt.
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
6.Informative: The lantern lights should contain blinds so that there is no additional light pollution in an area known for its dark skies and would reduce the potential disturbance to bats which are a protected species and are known to roost in the area.
