| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans and drawings received by the Local Planning Authority on 02/06/2021:
- Existing elevations ref: 903 - 1/4;
- Proposed plans ref: 903 - 2/4;
- Proposed elevations ref: 903 - 3/4;
- Proposed sections and site location plan ref: 903 - 4/4.
The reason for the condition is:-

| 3. | The materials used in the roof of the porch canopy within the development shall match those of the existing dwelling and the flanks of the dormer and the windows to the dormer shall either match the existing or shall be as per the materials as specified on the application form received by the Local Planning Authority on 02/06/2021.
The reason for the condition is :-
For the avoidance of doubt. |
| 4. | The new window in the Easterly elevation to the dormer shall be obscure glazed to a minimum of Pilkington Level 5 or equivalent obscurity and shall thereafter be maintained and retained as such. The extension as proposed shall not be occupied until such time as the obscured glazing window is provided.
The reason for the condition is :-
In the interests of residential amenity. |
| 5. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan. |
| 6. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
