1.The development shall be retained in accordance with the following revised plan received by the Local Planning Authority on the 29th February 2024: - 21/253/02 Rev E; Existing Site and Location Plan The reason for the condition is :- For the avoidance of doubt.
2.Within 1 month of this decision hereby approved, the proposed access, on-site car and servicing/turning area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use. The reason for the condition is :- To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety.
3.Any access gates/bollard/chain/other means of obstruction shall be hung to open inwards, set back, and thereafter retained a minimum distance of 8 metres from the near channel edge of the adjacent carriageway. The reason for the condition is :- In the interests of highway safety enabling vehicles to safely draw off the highway before the gates/obstruction is opened.
4.The livery use hereby permitted shall be restricted to one livery customer with a maximum of 3 horses, and for the applicants own personal use. There shall be no sub-leasing by the livery customer. The reason for the condition is :- In order to protect the amenities of nearby residents, and in the interests of highway safety.
5.Within 1 month of this decision hereby approved, precise details for the location of the muck and manure storage and the frequency of the removal and dispersal arrangements shall be submitted to and approved in writing by the Local Planning Authority. The reason for the condition is :- In the interests of the amenity of local residents and to avoid possible pollution of the land and any adjacent watercourses.
6.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking and re-enacting that Order) (with or without modification), no field shelters shall be erected and no external lighting shall be installed on the site without the prior consent of the Local Planning Authority. The reason for the condition is :- To help safeguard the environment and prevent a proliferation of buildings in the open countryside.
