| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the plans within submitted drawing no 2021-10-01 received by the Local Planning Authority on 25/05/21.
The reason for the condition is:-
For the avoidance of doubt. |
| 3. | Notwithstanding the information provided within the submitted plans or application form, there shall be no construction of the development beyond foundation / slab / damp proof course level until the full details of the colour, appearance and type of materials to be used in the development have first been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be built in full accordance with the details to be approved.
The reason for the condition is :-
For the avoidance of doubt given the lack of clarity in the proposed materials in the submitted application. |
| 4. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal - subject to appropriate materials being agreed - meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan. |
| 5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
