1.The development shall be carried out and thereafter retained in accordance with the following revised plans received by the Local Planning Authority on the 10th May 2021: - Site Location Plan, drawing no. HOB - AWP - XX - XX - DR - S - 1050 -P01 - PROPOSED SITE ACCESS ROAD DETAILS (SHEET 1), drawing no. HOB - AWP - XX - XX - DR - S - 0012 Rev. T02 - PROPOSED SITE ACCESS ROAD LONGITUDINAL SECTION, drawing no. HOB - AWP - XX - XX - DR - S - 0011 Rev. T03 - SECTION 278 DRAWING, drawing no. HOB - AWP - XX - XX - DR - S - 1003 Rev. T05 - PROPOSED SITE ACCESS ROAD LAYOUT, drawing no. HOB - AWP - XX - XX - DR - S - 0010 Rev. T06 The reason for the condition is:- For the avoidance of doubt.
2.The vehicular access shall hereafter be retained at the position shown on the approved plan (Drg No. HOB - AWP - XX - XX - DR - S - 0010 Rev. T06 and 1003 Rev. T05) in accordance with the highway industrial access specification. Arrangement shall be made for surface water drainage to be intercepted and disposed of separately so that it does not discharge from or onto the highway carriageway. The reason for the condition is: - To ensure construction of a satisfactory access and to avoid carriage of extraneous material or surface water from or onto the highway in the interests of highway safety.
3.Notwithstanding the submitted details unless otherwise agreed in writing by the Local Planning Authority the proposed private drive shall be maintained in perpetuity at a minimum width of 8.0 metres for a minimum length of 10 metres as measured from the near edge of the highway carriageway and shall be constructed perpendicular to the highway carriageway for that said distance. The reason for the condition is: - In the interests of highway safety and traffic movement.
4.Notwithstanding the submitted details unless otherwise agreed in writing by the Local Planning Authority any access gate(s), bollard, chain or other means of obstruction shall be hung to open inwards, set back, and thereafter retained a minimum distance 10 metres from the near channel edge of the adjacent carriageway. Any sidewalls / fences / hedges adjacent to the access shall be splayed at an angle of 45 degrees from each of the (outside) gateposts to the front boundary of the site. The reason for the condition is: - In the interests of highway safety enabling vehicles to safely draw off the highway before the gates/obstruction is opened.
5.A visibility splay (96m x 2.4m x 42m) shall be retained in full accordance with the details indicated on the approved plan (Drg No. HOB - AWP - XX - XX - DR - S - 1003 Rev. T05) and shall be maintained at all times free from any obstruction exceeding 0.225 metres above the level of the adjacent highway carriageway. The reason for the condition is: - In the interests of highway safety in accordance with the principles of the NPPF.
6.The access, on-site car parking and servicing / loading, unloading / turning / waiting area shall be laid out, demarcated, levelled, surfaced and drained retained thereafter available for that specific use in accordance with the approved plan. The reason for the condition is: - To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety.
7.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the aims of CS16.
