1.The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on -Block Plan received on 3 December 2021 -Elevational photos received on 3 December 2021 -Location Plan dated 1 June 2021 The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
2.Notwithstanding the provisions of the Town and Country Planning (Use Classes) Order 1987 (as amended), or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order with or without modification), the development hereby permitted shall only be used for storage in association with the use of the wider site and for no other use whatsoever including other uses within Use Class B8 Storage or distribution. There shall be no alterations, extensions or any other changes to the building herby approved without the prior consent of the Local Planning Authority. The reason for the condition is:- The site lies outside of the Development Limits where development is restricted, primarily under Policy OSS3 and in this case Policy EMP1. The proposal has been assessed in association with the existing use at the site, wider commercial use of the shed may conflict with both policies. The condition therefore retains control over its future use, in accordance with Local Plan Policy OSS3 and EMP1.
3.INFORMATIVE: STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
4.INFORMATIVE: The developer is advised that the site is part of a former Landfill Site. The responsibility for the safe development and secure occupancy of the site rests with the developer. The local planning authority has determined the application on the basis of the information available to it, but this does not mean that the land is free from contamination.
