1.The development shall be carried out in accordance with the following proposed site plan (drawing ref: AE01-S-01-A1) received by the Local Planning Authority on the 10th May 2021 and with the following revised elevation and floor plan (AE01-P-01-A2) received by the Local Planning Authority on the 5th July 2021. The reason for the condition is:- For the avoidance of doubt.
2.There shall be no use of the stable block hereby approved until the timber cladding (as illustrated on drawing AE01-P-01-A2) has first been installed in its entirety. The cladding shall remain thereafter in perpetuity. The reason for the condition is :- In the interests of visual amenity.
3.The stable block hereby approved shall be used for private equestrian usage only and shall only be used by the occupants of Fairview Farm for the stabling of horses in their ownership. The reason for the condition is:- In the interests of highways safety and neighbouring amenity as the access routes are constrained and no turning circles or parking areas are proposed to accommodate visiting traffic and to enable vehicles to leave in forward gear, and because no details have been provided to demonstrate provision for muck heap storage, collection or disposal, or other infrastructure as may become necessary for commercial activities.
4.No livery or business use shall take place in the building hereby approved. The reason for the condition is:- In the interests of highways safety and neighbouring amenity as the access routes are constrained and no turning circles or parking areas are proposed to accommodate visiting traffic and to enable vehicles to leave in forward gear, and because no details have been provided to demonstrate provision for muck heap storage, collection or disposal, or other infrastructure as may become necessary for commercial activities.
5.The building hereby approved shall not be used as a domestic outbuilding incidental to the the enjoyment of the dwellinghouse approved under planning permission reference: 06/19/0553/F. The reason for the condition is :- For the avoidance of doubt.
6.At all times, space shall be provided adequate enough to serve as a turning point (no less than 6 metres in depth) adjacent to the stable block. The reason for the condition is :- To allow for the free movement of vehicles and to prevent obstructions on the site.
7.There shall be no gates/bollards/chains/other means of obstruction restricting access into the site from the access track. The reason for the condition is: - In the interests of highway safety enabling vehicles to ensure that the access track is clear at all times.
8.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria of NNV20 and CS09.
9.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
