No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the proposal plan reference 343/02 and 343/03 received by the local planning authority on 07.6.21 and the revised existing layout and elevation plan 2344/04 received by the Local Planning Authority on 02.02.22 and the flood evacuation and mitigation statement received 27.05.21. The reason for the condition is :- For the avoidance of doubt.
3.The materials shall match those of the existing building where so stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
4.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any amendment revoking or re-enacting that Order) the first floor south facing windows presently obscure glazed shall retain such obscure glazing for the duration of the residential use. The reason for the condition is:- In the interests of residential amenity.
5.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order) other than the windows shown on the approved plan no windows shall be inserted into the first floor or the roof without the prior written consent of the Local Planning Authority. The reason for the condition is:- To enable the Local Planning Authority to retain control over any impact to neighbouring dwellings in the interests of residential amenity.
6.The proposed access, on-site car parking and turning area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan within permission 06/16/0223/F and shall be retained thereafter available for that specific use. The reason for the condition is :- To ensure the permanent availability of the parking/manoeuvring area, in the interests of highway safety.
7.Construction work shall not take place outside the following hours:- 08:00 to 18:00 Monday to Friday 08:30 to 13:30 Saturday and no work shall take place on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property) The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
8.NOTES - Please read the following notes carefully:- The applicant is reminded that they should update and review the flood evacuation and mitigation strategy and have a duty to inform future purchasers of it.
