1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is:- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on 26/08/2021: Location Plan, Existing and Proposed Plans and Elevations - Job no. 21/P2 dwg no. 21/1 Rev A. The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the development shall match those of the existing dwelling as specified on the application form received by the Local Planning Authority on 08/04/2021 and revised plans received 26/08/2021 ref Job no. 21/P2 dwg no. 21/1 Rev A. The reason for the condition is :- For the avoidance of doubt.
4.The obscure glazing to the first floor window in the north elevation, as shown in plan ref Job no. 21/P2 dwg no. 21/1 Rev A, and shown as serving the proposed first floor dressing room in plan form, shall be: (a) provided with obscure glazing only, to Pilkington Level 5 obscurity rating, and (b) shall be fitted with an opening restriction such that the window shall not open beyond 45 degrees when measured from the internal facade. These shall be provided prior to the first use of the extension, and shall be retained as such thereafter. The reason for the condition is :- In the interests of neighbouring residential amenity.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan.
