1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is:- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the application form and approved plans (drawing reference: 11172-P-L101-RevB, 11172-P-P102-RevB, 11172-P-P103, 11172-P-E102-RevA and 11172-P-E101) received by the Local Planning Authority on 6th April 2021. The reason for the condition is:- For the avoidance of doubt.
3.The loading and storage compound hereby approved shall be used for storage and loading only in conjunction with Unit C, Purley Court, Gapton Hall Road Retail Park GREAT YARMOUTH. The reason for the condition is :- Any other use would need to be assessed in relation to policy and impact.
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for alterations and extensions to buildings set out in saved Policy BNV18 of the Great Yarmouth Borough-Wide Local Plan.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
