1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in full accordance with the following revised plans received by the Local Planning Authority on the 9th July 2021: Location Plan; Site Plan; Ground Floor Plan; Front Elevation; Side Elevation and in accordance with the revised Rear Elevation plan received by the Local Planning Authority on the 26th July 2021. The reason for the condition is:- For the avoidance of doubt.
3.The external materials to be used in the of the development hereby permitted shall match those of the existing building, in accordance with the expressed intent within the application form received by the Local Planning Authority on 31st March 2021. The reason for the condition is :- For the avoidance of doubt.
4.The extension hereby approved shall only be used for private domestic use in connection with the adjoining dwelling. Any commercial and/or business use shall be ancillary to the residential use of the property. The reason for this condition is:- For the avoidance of doubt and in the interests of the residential amenities of the occupiers of adjacent property.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan.
