| 1. | The proposal is considered by the Local Planning Authority to be of significant scale and the rear extension of the dwelling in the manner proposed would cause overshadowing and adversely impact upon the outlook from the adjoining dwelling's habitable rooms. The proposal would also have an overbearing impact on the outlook and amenity of that adjoining dwelling by virtue of the scale, design and positioning of the proposed extension. Therefore, the proposal is considered contrary to emerging Policy A1 of the Final Draft Local Plan Part 2 which seeks to prevent such adverse impacts, HOU18 of the saved policies from the Great Yarmouth Borough wide local plan (2001) and NPPF paragraph 127 which also seeks to prevent such impacts. |
| 2. | The proposal is considered by the Local Planning Authority to not be in keeping with the design and character of the local area in both the design of the proposed front porch extension. Also the materials proposed for both the front porch extension and the rear extension would also not be in keeping and therefore cause harm to the visual amenity of the local area. Therefore, the proposal is considered contrary to emerging Policy A1 of the Final Draft Local Plan Part 2 which seeks to prevent such adverse impacts, HOU18 of the saved policies from the Great Yarmouth Borough wide local plan (2001) and NPPF paragraph 127 which also seeks to prevent such impacts. |
| 3. | STATEMENT OF POSITIVE ENGAGEMENT (REFUSALS): In accordance with the NPPF, in determining this application for planning permission, the Borough Council has approached it in a positive and proactive way and where possible has sought solutions to problems to achieve the aim of approving sustainable development. Unfortunately, despite this, in this particular case the development is not considered to represent sustainable or an acceptable form of development and has been refused for the reasons set out above. |
