| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the application form and the following approved plans, drawing references:
- Site Location Plan and Block Plan: 0159-010-Rev A - Received by the Local Planning Authority on the 19th February 2021.
- Existing Front Elevation 1: 0159-06-Rev B - Received by the Local Planning Authority on the 4th May 2021.
- Existing Front Elevation 2: 0159-07-Rev B - Received by the Local Planning Authority on the 4th May 2021.
- Proposed Front Elevation 1: 0159-08-Rev C - Received by the Local Planning Authority on the 4th May 2021.
- Proposed Front Elevation 2: 0159-09-Rev C - Received by the Local Planning Authority on the 4th May 2021.
- Site Plan Detail 2: 01593-03-Rev F - Received by the Local Planning Authority on the 4th May 2021.
- Proposed Site Plan: 0159-01-Rev G - Received by the Local Planning Authority on the 23rd July 2021.

| 3. | The sliding entrance vehicle gate, single pedestrian gate, and double gate shown in Location D (as identified on approved Site Plan Detail 0159-03-Rev F) shall not exceed the height of 2.4m at any point when measured from the adjoining ground floor level, and their design shall be twin wire, galvanised green powder coated fencing to match the fences proposed within the remainder of this application (such as those shown on proposed elevation 0159-09-Rev C).
The reason for the condition is :-
Elevation details were not provided to allow the Local Planning Authority to assess the visual impacts of the proposed gates at this specific location, however location and measurements were provided in relation to other parts of the development within the the wider proposals, and it is considered to be acceptable and appropriate to continue the same treatment in this part of the site, as was proposed for the remainder of the site, and so the condition is imposed to ensure the development will be undertaken in accordance with the details provided and in accordance with the details received for the wider site. |
| 4. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal is consistent with Core Policy CS09 of the adopted Core Strategy and meets the criteria set out in Local Plan Part 2 policy A1. |
| 5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
