1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

3.The development shall be carried out in accordance with the revised plans marked drawing number 4 and 5 received by the Local Planning Authority on 3rd June 2021 and as updated as regards to window proportions by the sketch drawings for the south and west elevation fenestration indexed as received 23 June 2021. The reason for the condition is :- For the avoidance of doubt.

5.Before fabrication commences for the joinery, further details of the window profiles and the treatment of the window head area shall be specified and agreed with the Local Planning Authority. The works shall accord to the aforementioned agreed scheme. The reason for the condition is:- To ensure that the setting of the adjacent Listed building is protected and to respect the visual character of the existing heritage asset.

The reason for the condition is:- To ensure that the used materials and finishes are appropriate for the character and appearance of the Listed building.
