1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with drawings TRA 18.013.01 and 02. received by the Local Planning Authority on 8th March 2021. The reason for the condition is :- For the avoidance of doubt.
3.The extended property known as The White House shall be regarded as one planning unit consisting of the primary use of one dwelling with two holiday lets known as Big Sky and Martins Nest. The use of this accommodation hereby approved is for the planning unit. This permission allows any combination of use of the 3 parts of the planning unit (The White House, Big Sky and Martins Nest) as a single dwelling house with up to 2 holiday lets. The holiday lets shall not be used for the sole residence of the occupiers of the holiday lets. The holiday lets shall be occupied only between 18th March and 31st January in the following year. The holiday accommodation may be used as additional accommodation by the occupiers of the dwelling, or their dependants, but shall not be used as a separate dwelling. The reason for the condition is :- To enable the Local Planning Authority to retain control over the development which has been permitted in respect of a specific use and where the occupation of the development as full-time residential accommodation would not normally be permitted; and in order to maintain the primary use of a dwelling with two holiday lets while providing flexibility of use
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria with the Adopted Development Plan, specifically policy CS8 "Promoting tourism, leisure and culture" of the Core Strategy and saved policies HOU10, HOU11, TR11 and TR16 of the 2001 Local Plan, as well as the NPPF, and would ensure that the overall amount of holiday lets and permanent dwellings within the site remains unchanged.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
