1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.With the exception of the colour scheme shown, the development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on the 2nd September 2021: - proposed elevations: 26627 version 1.7, dated 28.07.2021 - proposed mock up elevations: 26627 version 1.7 - drawing number 1568/1 - location plan, block plan and proposed floor plans and elevation arrangements, received 01 March 2021. The reason for the condition is:- For the avoidance of doubt.
3.Notwithstanding the approved plans, the window frames, fascia, stallriser/panels, pilasters, door frame and access shall all be finished in RAL 3007 (Black Red). The reason for the condition is :- In the interests of conforming with the surrounding historic environment.
4.NOTE: This permission does not confer any approvals for signage or advertisements proposed within any of the submitted documents. These matters will likely require additional express approval from the Local Planning Authority through the advertisement consent application process. Please contact a member of the planning department if you need any further advice in this regard.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria of Core Policies CS09 and CS10.
