| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans (drawing ref: MG20/37 02 Rev. A) received by the Local Planning Authority on the 28th January 2021.
The reason for the condition is:-

| 3. | Prior to the first use of the development hereby permitted the vehicular access shall be constructed in accordance with a detailed scheme to be agreed in writing with the Local Planning Authority in accordance with the highways specification and thereafter retained at the position shown on the approved plan. Arrangement shall be made for surface water drainage to be intercepted and disposed of separately so that it does not discharge from or onto the highway.

To ensure construction of a satisfactory access and to avoid carriage of extraneous material or surface water from or onto the highway in
the interests of highway safety. |
| 4. | Any access gates/bollard/chain/other means of obstruction shall be hung to open inwards and any vehicular access gate shall set back and thereafter retained a minimum distance of 5 metres from the near channel edge of the adjacent carriageway. Any sidewalls/fences/hedges adjacent to the access shall be splayed at an angle of 45 degrees from each of the outside
gateposts to the front boundary of the site.

In the interests of highway safety and to enable vehicles to safely draw off the highway before the vehicle gates/obstruction are opened. |
| 5. | Vehicular access to and egress from the adjoining highway (Suffolk Road) shall be limited to the access shown on Drawing No. MG20/37 02 Rev. A only. The existing vehicular access from Suffolk Road shall be permanently closed, and the footway shall be reinstated in accordance with a detailed scheme to be agreed with the Local Planning Authority concurrently with the bringing into use of the new access.

| 6. | No boundary fence, gates, etc, (including posts and foundations) shall overhang or encroach upon highway land and no gate shall open outwards over the highway.

| 7. | No works shall commence on the site until the Traffic Regulation Order for the extension to the 20mph speed limit on Suffolk Road has been promoted by the Local Highway Authority.
The reason for the condition is:-

the site. |
| 8. | Prior to the first use of the development hereby permitted the existing "School Keep Clear" marking at the redundant entrance shall be removed and a new "School Keep Clear" shall be provided in the position shown on
Drawing No. MG20/37 02 Rev. A.

| 9. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the aims of Core Policy CS16 from the adopted Core Strategy. |

This development involves works within the public highway that can only be carried out by Norfolk County Council as Highway Authority unless otherwise agreed in writing.
It is an OFFENCE to carry out any works within the Public Highway, which includes a Public Right of Way, without the permission of the Highway Authority. Please note that it is the Applicant's responsibility to ensure that, in addition to planning permission, any necessary consents or approvals under the Highways Act 1980 and the New Roads and Street Works Act 1991 are also obtained from the County Council. Advice on this matter can be obtained from the County Council's Highway Development Management

If required, street furniture will need to be repositioned at the Applicant's own expense.
Public Utility apparatus may be affected by this proposal. Contact the appropriate utility service to reach agreement on any necessary alterations, which have to be carried out at the expense of the developer.
