| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the plans reference 117 003 general arrangement and 004 site plan received by the Local Planning Authority on 23 February 2021

| 3. | The materials used in facing brickwork and mortar and the roofing material shall closely match the original building.
The reason for the condition is :- To ensure the appearance is in character with the original construction. |
| 4. | NOTES - Please read the following notes carefully:- Access to the flat roof for sitting out purposes will require a further planning application as raised platforms are not "permitted development". It is very likely (without prejudice) that should a proposal be put forward it would be deemed to cause material harm to the neighbour, unless mitigated in some way. |
