| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the application form and approved plans drawing reference number: 21.07-06 received by the Local Planning Authority on 5th February 2021 and 21.07-07 received by the Local Planning Authority on 5th March 2021 .

| 3. | Prior to the first use of the development hereby permitted the proposed access, on-site car and cycle parking turning area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.
The reason for the condition is: -
To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety. |
| 4. | The farm shop and cafe hereby approved shall not be open to the public outside the following hours:
08:00 to 20:00 Monday to Saturday
08:00 to 18:00 Sundays and Bank Holidays
The reason for the condition is :-
In the interests of residential amenity. |
| 5. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revoking or re-enacting that Order) nor the Town and Country Planning (Use Classes) Order 1987 the farm shop hereby approved shall not be used otherwise than for the sale of goods produced in Mill Farm without the prior approval of the Local Planning Authority.
The reason for the condition is :-
To ensure the sales of goods are produced from Mill Farm to comply with policy SHP10 of the Borough Wide Local Plan. |
| 6. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria outlined in saved policy SHP10 of the Borough Wide Local Plan and complies with the aims of core policy CS06 from the adopted Core Strategy. |
