1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the plans MM.12/20/02 and MM.12/20/03 received by the Local Planning Authority on 9th February 2021 The reason for the condition is:- For the avoidance of doubt.
3.The additional accommodation hereby permitted shall only be used by the occupiers of the adjoining dwelling, or their dependants, and shall not be used as a separate dwelling or let separately for holiday purposes. The reason for the condition is :- This permission is granted under exceptional circumstances for a form of development not normally permitted by the Local Planning Authority and to enable the Authority to retain control over the use of the site.
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
6.NOTES - Please read the following notes carefully:- 1. Norfolk County Council Public Right of Way office advise it has no objection in principle to the application but would highlight that a Public Right of Way, known as Bradwell Bridleway 7 is coincident with Jews Lane. The full legal extent of this bridleway must remain open and accessible for the duration of the development and subsequent occupation. Norfolk County Council General Enquiries: 0344 800 8020 or information@norfolk.gov.uk 2.Norfolk County Council Highways advise it is the applicants responsibility to clarify the boundary with the public highway. Private structures such as fences or walls will not be permitted on highway land. The highway boundary may not match the applicants title plan. In the interests of neighbourliness, given the narrow nature of Jews Lane, please use your best endeavours not to impede vehicular access to neighbouring property during construction.
