1.This permission expires on the 12th April 2023 and unless on or before this date application has been made for an extension to the period of permission and such application is approved by the Local Planning Authority the 18no. storage containers shall be removed from the site. The reason for the condition is:- In order to retain control over the development in the interests of the residential amenities of the occupiers of nearby properties.
2.The development shall be carried out in accordance with the following plans (drawing ref: Block Plan and Elevations) received by the Local Planning Authority on the 15th February 2021. The reason for the condition is:- For the avoidance of doubt.
3.The storage facilities on site shall be installed in accordance with the approved plan (drawing ref: 'Block Plan and Elevations') and shall remain thereafter until the permission expires. All items stored within the site shall be stored within the structures hereby approved unless otherwise agreed in writing by the Local Planning Authority. The reason for the condition is :- In the interests of visual amenity.
4.The storage containers shall not be opened/accessed outside of the following hours:- 08:00 to 18:00 Mondays 08:00 to 18:00 Tuesdays 08:00 to 18:00 Wednesdays 08:00 to 18:00 Thursdays 08:00 to 18:00 Fridays 08:00 to 18:00 Saturdays 08:00 to 18:00 on Sundays or Bank Holidays. The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
5.No hazardous, toxic or poisonous substances shall be stored within the site at any given time. In addition none of the following items shall be stored within the site at any given time: Combustible or flammable materials or liquids such as gas, paint, petrol, oil or cleaning solvents Firearms, explosives, weapons or ammunition, Chemicals, radioactive materials, biological agents, toxic waste and asbestos Any item that emits any fumes, smell or odour. Compressed gas The reason for the condition is :- In the interests of protecting residential amenity and the surrounding countryside.
6.All storage containers shall match the colour of the 8 storage containers currently in situ on the site. The reason for the condition is :- In the interests of visual amenity.
7.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the aims of Core Policy CS06 from the adopted Core Strategy.
8.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
