1.The development shall be carried out in accordance with the following plans (plan refs: 1559/1) received by the Local Planning Authority on the 21st December 2020. The development shall also be carried out in accordance with the following plans (drawing refs: Parking plan 0101 P2 and Proposed Floor Plan 1000 P6 (first floor only)) received by the Local Planning Authority as part of application 06/19/0719/F on the 15th January 2020 and with the revised site layout plan (Plan ref: 0150 P5) received by the Local Planning Authority on the 3rd March 2020 as part of application 06/19/0719/F. The reason for the condition is:- For the avoidance of doubt.
2.Prior to the first use of the development hereby permitted the vehicular access crossing over the footway (off Lextington Close) shall be constructed in accordance in accordance with the highways specification (TRAD 1) and thereafter retained at the position shown on the approved plan. Arrangement shall be made for surface water drainage to be intercepted and disposal of separately so that it does not discharge from or onto the highway. The reason for the condition is :- To ensure construction of a satisfactory access and to avoid carriage of extraneous material or surface water from or onto the highway in the interests of highway safety.
3.The accommodation hereby approved shall be used for holiday occupancy only and shall at no time be utilised as permanent residential living accommodation. The reason for the condition is:- For the avoidance of doubt.
4.The holiday lets shall not be occupied by any one person for more than four weeks in any one year period. The applicant shall maintain a log book detailing visitors staying at the holiday lets and the period of time for which they are staying. The log book shall be maintained in perpetuity and be available for officers from the Local Planning Authority to view at all times. The reason for the condition is :- To ensure the holiday unit is not used as permanent residential accommodation and to comply with saved policy TR16 from the Borough-Wide Local Plan.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria laid out in core policy CS08 from the adopted Core Strategy.
