| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is:-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the revised plans Drawing No: RU/EX/PRO/01 Rev B received by the Local Planning Authority on 09/02/2021

| 3. | The garage/office shall only be used for private domestic use in connection with the dwelling to which it relates.
The reason for this condition is:-
In the interests of the residential amenities of the occupiers of adjacent property. |
| 4. | Prior to the first use of the development hereby permitted visibility splay(s) shall be provided in full accordance with the details indicated on the
approved plan, Drawing No: RU/EX/PRO/01 Rev B. The splay(s) shall thereafter be maintained at all times free from any obstruction exceeding 0.6 metres above the level of the adjacent highway carriageway.

| 5. | Prior to the first use of the development hereby permitted the proposed access and on-site car parking area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.
The reason for this condition is:-
To ensure the permanent availability of the parking in the interests of satisfactory development and highway safety. |
| 6. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan. |
