No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following revised plans (drawing refs: AAA5490-RPS-XX-XX-DR-A-0210 P3 and AAA5490-RPS-XX-XX-DR-A-0212 P3) received by the Local Planning Authority on the 12th February 2021 and the following revised plan (AAA5263-RPS-XX-ZZ-DR-A-0110 P3) received by the Local Planning Authority on the 18th February 2021. The reason for the condition is:- For the avoidance of doubt.
3.All the new external works shall match the existing adjacent historic work with regard to the methods, material, colour, texture and profile used, unless shown otherwise on the approved drawings. Particular regard should be given to the existing windows, stonework and brickwork. The reason for the condition is: To ensure that the materials and finishes don't harm the character and appearance of the Conservation area and the fabric is protected from damage during the course of works.
4.A minimum vertical clearance of 3.1 metres shall be maintained at all times between the proposed structure (the projecting sign) and the level of the adjacent public highway. The reason for the condition is: - In the interests of highway safety.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the aims of Core Policies CS07, CS09 and CS10 from the adopted Core Strategy.
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
