| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the plans 1556/1 received by the Local Planning Authority on 14/12/2020, and the email from Peter Graham dated 12th April 2021 specifying the proposed materials to be used, which shall comprise:
- Hampton Rural Blend bricks by Forterra - Multistock Red blend.
- Marley - Double Roman Tiles Smooth - Grey.
- K Render - Silicone Scraped Texture - Colour Sterling White - RAL 9002 Grey-white.
The reason for the condition is:-
For the avoidance of doubt and to create a high quality of design. |
| 3. | There shall be no works undertaken to the front curtilage / access drive of the development hereby permitted until the details of a scheme for the layout, design, materials, and drainage of the frontage have first been submitted to and approved in writing by the Local Planning Authority. Notwithstanding the details described on the application form and plans, the details of the area proposed for hard standing shall include permeable materials and drainage to intercept run-off before it enters the public highway. The development shall thereafter be constructed in accordance with the details to be approved and shall be retained as such thereafter.
The reason for the condition is :-
In the interests of drainage and design and the visual amenities of the area. |
| 4. | The glazing to be used in the south elevation of the ground floor shower room and the west elevation of the en-suite and dressing room to the master bedroom (as shown on approved plan 1556/1) shall be none other than obscure glazing to the specification of Pilkington Cotswold Level 5, as set out within the email from Peter Graham to the LPA dated 12th April 2021 specifying the proposed materials to be used.
The reason for the condition is :-
In the interests of residential amenity. |
| 5. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan. |
| 6. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
