1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development hereby permitted shall be carried out in accordance with the application form, plans and drawings and other documents and details received as listed below:
- Application form received by the Local Planning Authority on the 10th December 2020
- 1:1250 Site Location Plan received by the Local Planning Authority on the 10th December 2020
- 1:500 Block Plan received by the Local Planning Authority on the 10th December 2020
- Landscaping Report received by the Local Planning Authority on the 10th December 2020
- Flood risk assessment received by the Local Planning Authority on the 10th December 2020
Reason
For the avoidance of doubt and to ensure the satisfactory development of the site in accordance with the specified approved plans. |
3. | During the course of construction any excavated peat soils shall be kept wet by covering with tarpaulins if not backfilled within 24 hours to avoid degradation of the peat soil or emission of CO2 as per the details set out in the Landscape Report received by the Local Planning Authority on the 10th December 2020 .
The reason for the condition is :- To protect the quality of the peat as a basis for a good quality habitat rich in biodiversity in line with Policy DM13 of the Local Plan for the Broads and to ensure that CO2 emissions are limited in accordance with Policy DM9 of the Local Plan for the Broads and Policy CS1 of the Great Yarmouth Local Plan Core Strategy.

4. | During the first planting season following the backfilling of the array loop area with the excavated soil, any bare earth shall be seeded with a meadow mix.
The Reason for The Condition is:-
To ensure that both the visual impact and return of habitat has the least impact upon the character of the area in accordance with Policy DM16, DM13 of the Local Plan for the Broads and Policy CS11 of the Great Yarmouth Local Plan Core Strategy

5. | Within 1 month of the first use of the Ground Source Heating system hereby approved the following biodiversity improvements shall be installed :-
- One Bird/bat box in the area (near the house or in the trees in the meadow) to be put up. Specifically a 2GR Woodcrete (Schwegler) nest box (30mm x 45mm) suits coal-, marsh-, blue-, great- and crested tits, redstart, nuthatch, collared and pied flycatcher, wryneck, tree and house sparrow and bats. If a more specific box is desired then that is acceptable.
The reason for the condition is :-
To promote biodiversity at the site in line with Policy DM13 of the Local Plan for the Broads and Policy CS11 of the Great Yarmouth Local Plan Core Strategy. |
6. | Within 1 month of the last use of use of the ground source heat pump array as hereby approved, details of its removal including a timetable for the removal of pipework and plan, methodology of removing the pipework and coolant and remediation of the meadow area shall be submitted in writing for the written approval of the Local Planning Authority in consultation with the Environmental Health. The approved scheme of removal and remediation shall thereafter follow within the time frame and details as approved.
The reason for the condition is :- To ensure the site does not become contaminated if the pipework is no longer in use in accordance with Policy DM13 of the Local Plan for the Broads and Policy CS11 of the Great Yarmouth Local Plan Core Strategy.

It is an OFFENCE to carry out any works within the Public Highway, which includes a Public Right of Way, without the permission of the Highway Authority. This development involves work to the public highway that can only be undertaken subject to a Section 50 Licence between the Applicant and the County Council. In addition, it is the Applicant¿s responsibility to ensure that, in addition to planning permission, any necessary consents or approvals under the Highways Act 1980 and the New Roads and Street Works Act 1991 are also obtained from the County Council.
