| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the revised plans:
· Drawing 01 1:2500 Site Layout - showing extent of fencing and new tree planting
· Drawing 02 1:200 Entrance Layout - showing trees, fence and hedging
· Drawing 03 1:100 and 1:50 - showing Fence, hedging and entrance wall: submitted 28.4.21
and emails agreeing planting centres for native species hedging and received by the Local Planning Authority on 29.4.21.
The reason for the condition is :- For the avoidance of doubt. |
| 3. | Any access gates/bollard/chain/other means of obstruction shall be hung to open inwards, set back, and thereafter retained a minimum distance of 5 metres from the near channel edge of the adjacent carriageway.
The reason for the condition is: - In the interests of highway safety enabling vehicles to safely draw off the highway before the gates/obstruction is opened. |
| 4. | Prior to the first occupation/use of the development hereby permitted visibility splays shall be provided in full accordance with the details indicated on the approved plan, namely visibility splays measuring 2.4 metres x 43 metres shall be provided to each side of the access where it meets the highway.
The splay(s) shall thereafter be maintained at all times free from any obstruction exceeding 1.0 metre above the level of the adjacent highway carriageway.
The reason for the condition is: - In the interests of highway safety in accordance with the principles of the NPPF. |
| 5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
