1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The building as extended shall only be used for private domestic use in connection with adjoining dwelling. Any commercial, business use shall be ancillary to the residential use of the property. The reason for this condition is:- For the avoidance of doubt and in the interests of the residential amenities of the occupiers of adjacent property.
3.The development shall be carried out in accordance with Drawing Nos. 001, 200A and 210 The reason for the condition is :- For the avoidance of doubt.
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria of CS6 Supporting the local economy and CS10 Safeguarding local heritage assets of the Core Strategy (adopted 2015), HOU18 of the Saved policies of the Great Yarmouth Borough Wide Local Plan, paragraphs 80-84 and paragraphs 124 -132 of the National Planning Policy Framework (NPPF) and finally Emerging policy A1 - Amenity, of the Local Plan Part 2.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
6.NOTES - Please read the following notes carefully:- If the use of the studio for commercial purposes intensifies with regular daily visits by clients, it is suggested that separate parking arrangements are made to provide customer parking so as not to inconvenience the residential use of neighbours property.
