1.Notwithstanding this application and the conditions in this decision notice, this permission grants consent to vary the stated conditions only and all conditions in 06/18/0538/F remain applicable. The reason for the condition is :- For the avoidance of doubt
2.The development shall be carried out in accordance with the revised plans (drawing reference: 18034 300 Rev 10 and drawing reference 18034-410-Rev 00) received by the Local Planning Authority on the 3rd June 2019. The development shall also be carried out in accordance with revised plans (drawing reference 18034-200-Rev 12, 18034-303-Rev 00 and 18034-303-Rev 00) received by the Local Planning Authority on the 17th November 2020. The reason for the condition is :- For the avoidance of doubt.
3.The K Rend hereby approved to be erected in accordance with plan reference 18034 300 Rev 10 shall be through rend. The reason for the condition is :- For the avoidance of doubt.
4.Prior to first occupation of the flats at 45 Yarmouth Way (Crown House) the cycle parking as shown on plan reference 18034-200-Rev 12 shall be laid out in accordance with the details hereby approved and shall remain available for the parking of cycles for residents of the flats in perpetuity. The reason for the condition is :- To ensure the provision of adequate cycle parking that meets the needs of occupiers of the proposed development and in the interests of encouraging the use of sustainable modes of transport.
5.The windows and doors hereby approved shall be anthracite grey in accordance with plan reference 18034-300-Rev 10. The reason for the condition is :- For the avoidance of doubt.
6.Prior to first occupation of the flats at 45 Yarmouth Way (Crown House) the bin store as shown on plan reference 18034-200-Rev 12 shall be laid out in accordance with the details hereby approved and shall remain available for the storage of bins for residents of the flats in perpetuity. The reason for the condition is :- To ensure adequate bin storage is provided for the flats.
7.Prior to first occupation of the flats at 45 Yarmouth Way (Crown House) the car parking as shown on plan reference 18034-200-Rev 12 shall be laid out and demarcated in accordance with the details hereby approved. 35 spaces shall remain available for the residents of the flats in perpetuity. four spaces as shown on plan reference 18034 200 Rev 12 shall be made available for visitor parking and shall remain available in perpetuity. The reason for the condition is :- To ensure the provision of adequate parking is provided.
8.Prior to occupation of the flats at 45 Yarmouth Way (Crown House) the railings shown on plan 18034-300-Rev 10 in the locations shown on plan 18034-200-Rev 12 shall be erected in their entirety in accordance with the details hereby approved. The reason for the condition is :- In the interest of the visual appearance of the development.
9.The existing trees on the site shall not be felled or damaged in any way without the prior written approval of the Local Planning Authority. Details of the additional trees to be planted as shown on plan reference 18034-200-Rev 12 and full arboriculture assessment shall be submitted to and approved by the Local Planning Authority prior to the occupation of the flats at 45 Yarmouth Way and shall be planted prior to occupation of these flats in accordance with the approved details. The reason for the condition is:- The existing trees represent an important visual amenity which the Local Planning Authority consider should be substantially maintained.
10.Prior to occupation of the flats at 45 Yarmouth Way (Crown House) details of the gates in the location (s) shown on plan 18034-200-Rev 12 submitted to and approved by the Local Planning Authority. The gates shall be erected in accordance with the details hereby approved prior to occupation of the gates above referenced. The reason for the condition is :- In the interest of the visual appearance of the development.
11.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
12.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria set out in Policy CS10 of the Great Yarmouth Core Strategy.
