No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be laid out with room functions as shown in accordance with the plan received by the Local Planning Authority on 26/2/21 The reason for the condition is :- For the avoidance of doubt.
3.Before occupation as an HMO within class C4 of the Use Class Order 2020, the developer shall submit a flood risk and mitigation plan detailing evacuation and warning measures, in writing to the local planning Authority and shall subsequently have received their written agreement before occupation occurs. The mitigation works and evacuation procedures shall be carried out as agreed in the approved scheme. The reason for the condition is :- To ensure that mitigation measures are undertaken as the property is located within an area at risk of flooding.
4.NOTES - Please read the following notes carefully:- This property is a Listed Building. If as a result of applications for Building Regulations or for a licence under the provisions of the House in Multiple Occupation Licensing regulations, further physical changes to the fixtures and fabric of the listed building are deemed necessary then these works are likely to require review by a further application for listed building consent.
