1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development hereby permitted shall be carried out in accordance with the submitted application form and drawing number: 1525/1 received on 1 September 2020 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority.
The reason for the condition is :-
In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan. |
3. | Materials to be used in the construction of the external surfaces of the developments shall match the external materials used in the existing dwelling.
The reason for the condition is :-
In the interest of the character and amenity of the area in accordance with the Great Yarmouth Borough-Wide Local Plan. |
4. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revoking and re-enacting that order) the dwelling shall not be further extended in any way without the prior consent of the Local Planning Authority.
The reason for the condition is:-
To enable the Local Planning Authority to retain control over any further extensions to the dwelling in the interests of residential amenity. |
5. | The development (garage) shall only be used for private domestic use in connection with the dwelling to which it relates. No business or commercial activity shall be carried on, within, or from the garage hereby approved.
The reason for this condtion is:-
In the interests of the residential amenities of the occupiers of adjacent property. |
6. | Prior to the first use of the developments hereby permitted the proposed access, on-site car and turning area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.
The reason for the condition is: -
To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety. |
7. | Construction work shall not take place outside the following hours:-
08:00 to 18:00 Monday to Friday.
08:30 to 13:30 Saturday
No work shall take place on Sundays or Bank Holidays.
(These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property).
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of nearby dwellings. |
8. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan. |
9. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
